Governance: Westfall Professional Park consists of three buildings, each of which is a separate condominium. The affairs of the condominiums are managed by a separate Board of Managers for each, which consists of a representative from each unit in each condominium, who serves in that capacity for one year. At the annual meeting of the condominiums, scheduled in January each year, Board officers are elected for one year terms for each condominium. The three Board presidents meet periodically to discuss common areas of concern within the development. Owners are encouraged to take an interest in, and become actively involved in the affairs of your condominium.

Monthly Assessment Payments: Assessment payments for Westfall Professional Park are due on the first day of each month. Delinquent common charges are subject to a late charge equivalent to ten percent per annum, and there is a $25.00 charge for any personal check returned to us by your bank for insufficient funds or any other reason. To facilitate your monthly payments, assessment invoices are mailed to owners on or about the first business day of each month during the fiscal year, which begins January 1st. As a convenient alternative, owners may instruct their bank to automatically send a check to Realty Performance Group for their assessment on the first of each month.

Maintenance Service: The condominiums are responsible for all maintenance and repairs to the common areas of the property, including the grounds, the sidewalks, and the driveways/parking areas/roadways, as well as the exterior surfaces of the buildings and interior walls between units. Routine maintenance requests may either be called into our management office at 225-7440 or you may submit the online Maintenance Request Form. Emergencies should be called into our office. Any major disturbance or incident necessitating the police or fire department should first be called into the 911 emergency network and then to our office number. Although maintenance to the interior of your office suite is your responsibility, Realty Performance Group also offers direct maintenance service to individual owners within your unit if you need it (at an hourly charge to the owner).

Insurance: The condominiums’ master insurance policy covers property losses for the structure of the buildings and liability coverage for the common elements of the property. The current insurance carrier is Cincinnati Insurance Company and the association’s agent is First Niagara Risk Management. If you or your mortgagee needs a certificate of insurance, please contact the First Niagara Risk Management agency directly at 585-546-3747. It is important for you to obtain a separate insurance policy for the interior and contents of your office suite and to provide liability coverage for the interior of your unit. You should also purchase improvements and betterments coverage to the extent that your office has upgrades or improvements which were not originally offered by the sponsor of Westfall Professional Park.

Rubbish Removal: Rubbish removal service is provided to the condominiums by Heberle Disposal Service. There is a dumpster for rubbish and a separate recyclables container for paper located in the north parking lot of the property. Medical wastes must be disposed of properly at your expense. If you have a question regarding items that can be included in the dumpster or recyclables container, or if you have bulk items that you would like to dispose of, please call Heberle Disposal directly at 458-8600. If you have a complaint regarding the refuse removal, please contact our office during regular business hours.

Landscaping: Lawns are mowed and trimmed on a weekly basis during the growing season.  Mowing day is Friday/Saturday, weather permitting. Other landscaping services include spring and fall cleanups, landscape beds edging and periodic mulching in the spring, periodic weeding of the landscape beds, and shrub pruning twice each season (usually scheduled in late June and late August). In addition, there is a three application lawn fertilization program (including appropriate weed and insect control). The schedule for these lawn treatments vary from season to season, depending on the weather and the condition of the lawn. Watering the lawn or plants is not a budgeted item. Therefore, your assistance watering during dry, hot periods would be greatly appreciated. The best time to water is during the early morning or evening hours.

Alterations or Additions: No alteration or addition may be made to the common areas or the exterior of the buildings or grounds without the prior written consent of the Westfall Professional Park Condominium Boards of Managers.
