Governance: The affairs of the condominium are managed by the Board of Managers, which consists of five homeowners elected by the members of the condominium. At the annual meeting of the condominium, held in October each year, Board members are elected for staggered three-year terms. Homeowners are encouraged to take an interest in, and become actively involved in the affairs of your association. Any homeowner who is interested in serving on the Board of Managers may contact our office or any Board member for more information.

Monthly Assessment Payments: Assessment payments for Sutton Park Condominium are due on the first day of each month. A late charge of $25.00 is incurred for any assessment received after the tenth day of the month, and there is a $25.00 charge for any personal check returned to us by your bank for insufficient funds or any other reason. To facilitate your monthly payments, assessment payment envelopes are provided before each fiscal year, which begins January 1st.

Maintenance Service: The Condominium is responsible for all maintenance and repairs to the common areas of the property, including the common corridors, basement facilities, elevator, grounds, sidewalks, pavement, garages, as well as the exterior surfaces of the buildings. Routine maintenance requests are submitted in writing on a Maintenace Request form to the onsite Service Manager's office located on the lower level, or you may  Submit a Maintenance Request Form attached.   Emergencies should be called into our office at 225-7440. Any major disturbance or incident necessitating the police or fire department should first be called into the 911 emergency network and then to our office number.

Insurance: The Condominium's master insurance policy covers property losses for the structure of the homes and liability coverage for the common elements of the property. The condominium's current insurance agent is First Niagara Risk Management. If you or your mortgagee needs a certificate of insurance, please contact First Niagara Risk Management directly at (585) 546-3747. It is important for you to obtain a separate insurance policy (form HO-6 all risk) for the contents of your home and to provide liability coverage for the interior of your unit. You should also purchase improvements and betterments coverage to the extent that your home has upgrades or improvements which were not originally offered by the sponsor of Sutton Park Condominium.

Rubbish Removal: Each floor of the building has a refuse closet located opposite the A Wing elevators in which there is a trash chute, bins for recyclables, and space for the placement of flattened cardboard. Trash, including all perishable garbage must be placed in bags and deposited down the compactor chute. Non-recyclable glass, bagged kitty litter, pet waste, disposable diapers, and bags too large for the chute must be placed directly in the dumpster located outside on the west side. The refuse closets are open when a doorperson is on duty, except that the refuse closet of the first floor is open 24 hours.  

Landscape: Lawns are mowed and trimmed throughtout the growing season, typically every five days or so. Therefore, the mowing day will change from week to week. Other landscaping services include spring and fall cleanups, landscape beds edging and mulching in the spring, periodic weeding of the landscape beds, and shrub pruning twice each season (usually scheduled in late June and late August).  In addition, there is a five application lawn fertilization program (including appropriate weed and insect control).  The schedule for the lawn treatments vary from season to season, depending on the weather and the condition of the lawn.

Alterations or Additions: No alteration or addition may be made to the common areas or the exterior of the building or grounds without the prior written consent of the Sutton Park Condominium Board of Managers.
