Property Manager for Stony Point Homeowners Association: Gregory D. Bulger
Governance: The affairs of the association are managed by the Board of Directors, which consists of nine homeowners elected by the members of the association. At the annual meeting of the association, scheduled in April each year, Board members are elected for staggered three-year terms. Homeowners are encouraged to take an interest in, and become actively involved in the affairs of your association. Any homeowner who is interested in serving on the Board of Directors may contact our office or any Board member for more information.
Monthly Assessment Payments: Assessment payments for Stony Point Homeowners Association are due on the first day of each month. A late charge of $10.00 is incurred for any assessment received after the thirtith dayof the month, and there is a $25.00 charge for any personal check returned to us by your bank for insufficient funds or any other reason. The fiscal year for the association begins April 1st each year.
Maintenance Service: The Association is responsible for all maintenance and repairs to the common areas of the property, including the amenities, the grounds, the sidewalks, and the parking areas/roadways, as well as the exterior surfaces of the townhome buildings and the patio homes with full maintenance (except windows, skylights, storm doors, hose bibs, exterior light fixtures, decks, and patios). Routine maintenance requests may either be called into our management office at 225-7440 or you may Submit a Maintenance Request Form. Emergencies should be called into our office. Any major disturbance or incident necessitating the police or fire department should first be called into the 911 emergency network and then to our office number. Although maintenance to the interior of your home is your responsibility, Realty Performance Group also offers direct maintenance service to individual homeowners within your unit if you need it (at an hourly charge to the homeowner).
Insurance: The Association's master insurance policy covers property losses for the structure of the clubhouse, townhomes, and patio homes and liability coverage for the common elements of the property. The current insurance carrier is Harleysville Insurance Company and the association's agent is First Niagara Risk Management. If you or your mortgagee needs a certificate of insurance, please contact the First Niagara Risk Management agency directly at 585-546-3747. It is important for townhome and patio home owners to obtain a separate insurance policy (form HO-6 all risk) for the contents of your home and to provide liability coverage for the interior of your unit. You should also purchase improvements and betterments coverage to the extent that your home has upgrades or improvements which were not originally offered by the sponsor of Stony Point Homeowners Association. Detached home owners must provide insurance for their homes.
Rubbish Removal: Rubbish removal service, including recyclables, is provided by Suburban Disposal. The pick-up day for Stony Point is Monday, except weeks in which there is a national holiday on Monday, in which case the pick-up day is shifted to Tuesday. Your rubbish must be in appropriate containers. Suburban Disposal provides the recyclables bins to homeowners if needed. Trash and recyclables must be set out at the end of your driveway not earlier than 8:00 PM the night before pick-up or not later than 6:00 AM on pick up day in order to guarantee pick up. All containers must be returned to your garage on the pick-up day. We suggest that you put your name or unit number on all containers. If you have a complaint regarding the refuse removal service or a question regarding items that can be included, if you need recyclables bins, or if you have bulk items that you would like to dispose of, please call Suburban Disposal directly at 352-3900. If a problem persists, please contact our office during regular business hours.
Landscape: Lawns are mowed and trimmed on a weekly basis during the growing season. Mowing day is Thursday, weather permitting. Other landscaping services include spring and fall cleanups, landscape beds edging and mulching in the spring, periodic weeding of the landscape beds, and shrub pruning twice each season (usually scheduled in late June and late August). In addition, there is a five application lawn fertilization program (including appropriate weed and insect control), and a four treatment program for shrubs and trees (including disease and insect control on an as needed basis). The schedule for these lawn and shrub/tree treatments vary from season to season, depending on the weather and the condition of the lawn and plants. While some lawn watering is provided by the association, it is expensive. Therefore, your assistance watering during hot, dry periods would be greatly appreciated. It is extermely helpful to water in any granular lawn fertilizers, but please do not do so until at least twenty-four hours after the application. The best time to water is during the early morning and evening hours.
Alterations or Additions: No alteration or addition may be made to the common areas or the exterior of the building or grounds without the prior written consent of the Stony Point Homeowners Association Board of Directors or its duly appointed Architectural Review Committee.
