Management Team
Richard A. Albright, President, has over thirty five years experience in property management and commercial real estate brokerage. He is a CPM (Certified Property Manager), the most prestigious professional designation of the Institute of Real Estate Management (IREM). He is a past president of the Western New York chapter of IREM and was awarded its Manager of the Year Award in 1980. He is a licensed real estate broker, and has served on the Real Estate Council of Cornell University where he earned a bachelors degree in business administration and marketing. For over fifteen years before forming Realty Performance Group in 1991, he was president of what became one of the largest fee property management firms in western New York under his direction, with a portfolio valued at over $400 million worth of real estate, including over 3,500 condominium and townhouse units, over 1,500 apartments, and close to one million square feet of commercial space. In addition, he developed a commercial brokerage division that brokered millions of dollars in transactions annually. His experience in turning around distressed real estate for lenders is extensive and has included serving as receiver in foreclosure actions, serving as managing agent for lenders' ORE, leasing vacant properties, maintaining and/or rehabilitating properties, supervising the completion of construction of several multi-family developments, and brokering the eventual sale of the properties. He is a respected authority in property management and commercial brokerage and has authored several magazine articles on related topics.
David O'Brien is the manager of our Building Services Department and oversees the central maintenance department of Realty Performance Group. Dave has many years experience as a property manager, construction supervisor, and maintenance manager. In addition to the oversight of all major construction projects undertaken by the company, his responsibilities include the coordination and oversight of subcontractors and any on-site maintenance personnel at the properties which we manage. This centralization of contractor relations assures that all associations in our portfolio receive full advantage of the economies of scale that we can provide when negotiating major contracts. In addition, Dave's department provides maintenance services on an hourly basis when needed at the various properties in our portfolio. His expertise and attention to detail is integral to the successful management of our portfolio.
Chad T. Fetterman, Property Manager, has more than ten years of experience in the property management field as a multi-site manager of condominiums and homeowners associations. In 2001 Chad had earned his Certified Manager of Community Associations (CMCA®) designation from the National Board of Certification for Community Association Managers (NBC-CAM). More recently Chad had successfully completed the Association Management Specialist® (AMS®) level course, M-204: Community Governance, conducted by Community Associations Institute (CAI). Chad was previously employed as a landscape maintenance foreman, where he gained extensive knowledge of plant insects and diseases, experience which as proven very valuable to Realty Performance Group customers. He has also worked on large renovation projects for residential and commercial properties. He studied Architectural Technology at Pennsylvania College of Technology, a branch campus of Penn State University.
Gregory D. Bulger, Property Manager, has many years of experience in the property management field as a multi-site manager of condominiums and homeowners associations. He also has extensive experience in investment real estate, owning, managing, leasing, appraising, and selling residential, commercial and industrial properties in the vicinity. In addition, Greg has owned and operated a maintenance company which provided repair services and construction jobs for residential and commercial property owners throughout the area. He has expertise in roofing, siding, heating, air conditioning, plumbing, electrical systems, and construction management. He is a native Rochesterian, graduating from Brighton High School, with additional college level course work at Monroe Community College, Bryant and Stratton, and the Community Associations Institute.
David Hillestad, Property Manager, has been an accomplished leader in operations and general management for over 28 years. For over eighteen years he owned, operated and employed over 60 people in a successful business here in Rochester. While managing this business he worked with architects, contractors, insurance, risk management, state govering agencies, as well as the acquisition, construction and sale of commercial real estate. David has demonstrated proficiencies in budgeting management, negotiating skills, facilities maintenance and communications. These attributes have achieved successful outcomes for his own company and others. Dave earned an associates degree at Golden Valley Lutheran College and Bachelor's degree at Mankoto State University in Minnesota. He also has a licensed P & C Insurance Agent in NYS. His knowledge and commitment to community service has found him serving on many Board of Directors including: President of the Linden East Condominium Board of Managers, Chairman of the Board of Brighton Kiwanis and Chairman of the Board of Rochester Crusaders, Inc.
Julie Pittman Property Manager, is a Rochester area native with almost twenty years experience in the property management field, seven years of which were at community association management company in Florida where she was personally responsible for eleven associations. Shortly after relocating back to Rochester area, she joined our team at Realty Performance Group. Julie’s well rounded college education included Bryant & Stratton and the University of South Florida, where she earned a bachelor’s degree. Julie earned the CAM designation of the state of Florida in 2007. She is also HUD certified
Carolyn Walker, Controller/Office Manager. Carolyn has been with Realty Performance Group for more than fifteen years. She has extensive experience in all aspects of the bookkeeping and clerical functions required in property management. Prior to joining Realty Performance Group, she was club manager for a large community association in the Rochester area. She is a "people person" and is able to immediately establish a rapport with not only our clients, but also with individual homeowners and tenants.
