Governance: The affairs of the cooperative are managed by the Board of Directors, which consists of nine homeowners elected by the members of the cooperative. At the annual meeting of the cooperative, scheduled in June each year, Board members are elected for staggered three-year terms. Homeowners are encouraged to take an interest in, and become actively involved in the affairs of your cooperative. Any homeowner who is interested in serving on the Board of Directors may contact our office or any Board member for more information.

Monthly Occupancy Charge Payments: Occupancy charge payments for Hidden Meadows Cooperative Corporation are due on the first day of each month. A late charge of $17.00 is incurred for any occupancy charge received after the eleventh day of the month, and there is a $25.00 charge for any personal check returned to us by your bank for insufficient funds or any other reason. To facilitate your monthly payments, payment envelopes are provided before each fiscal year, which begins July 1st.

Maintenance Service: The Cooperative is responsible for all maintenance and repairs to the common areas of the property, including the grounds (up to five feet from each home), the sidewalks, and the parking areas/private roadways, as well as the clubhouse, mailroom, and storage buildings. Routine maintenance requests should be called into our office at 225-7440 or you may submit a maintenance request form. Emergencies should be called into our office. Any major disturbance or incident necessitating the police or fire department should first be called into the 911 emergency network and then to our office number. Although maintenance of your home is your responsibility, Realty Performance Group also offers direct maintenance service to individual homeowners within your unit if you need it (at an hourly charge to the homeowner).

Insurance: The cooperative's insurance policy only provides liability coverage for the Association and its Board of Directors and building coverage for the clubhouse and storage buildings owned by Hidden Meadows. It does not cover your home, your personal property, or provide any liability coverage for individual homeowners. Therefore, you must obtain your own insurance coverage.

Rubbish Removal: Rubbish removal service, including recyclables, is provided by Suburban Disposal. The pick-up days for Hidden Meadows are Monday and Thursday for rubbish and Friday for recyclables, except weeks in which there is a national holiday, in which case the pick-up days may be one day later. Your rubbish must be placed in the dumpster located near the storage garage, and recyclables must be placed in the proper toter or dumpster located adjacent to the rubbish dumpster (each toter is labeled). If you have a complaint regarding the refuse removal service or a question regarding items that can be included, or if you have bulk items that you would like to dispose of, please call Suburban Disposal directly at 352-3900. If a problem persists, please contact our office during regular business hours.

Landscaping:  Lawns are mowed and trimmed on a weekly basis, during the growing season, Mowing day is Wednesday, weather permitting.  

Alterations or Additions: No alteration or addition may be made to the common areas or the exterior of the building or grounds without the prior written consent of the Hidden Meadows Cooperative Corporation Board of Directors or its duly appointed Architectural Review Committee.
