Governance: The affairs of the association are managed by the Board of Directors, which consists of three homeowners elected by the members of the association. At the annual meeting of the association, scheduled in November each year, Board members are elected for staggered three-year terms. Homeowners are encouraged to take an interest in, and become actively involved in the affairs of your association. Any homeowner who is interested in serving on the Board of Directors may contact our office or any Board member for more information.

Monthly Assessment Payments: Assessment payments for English Station Homeowners Association are due on the first day of each month. A late charge of $10.00 is incurred for any assessment received after the tenth day of the month, and there is a $25.00 charge for any personal check returned to us by your bank for insufficient funds or any other reason. To facilitate your monthly payments, assessment payment envelopes are provided before each fiscal year, which begins April 1st.

Maintenance Service: The Association is responsible for all maintenance and repairs to the common elements owned by the association (the two retention basins and brick entrance walls located at the entrance to the property from English Road), as well as the lawns and the trees and shrubs located within ten feet of the town sidewalks along English Station Road and within ten feet of the concrete drainage gutters along Margate Drive, on top of the perimeter berm areas of the property, and within the driveway rotary circles (except replacement of plantings which is an individual homeowner responsibility). Routine maintenance requests may either be called into our management office at 225-7440 or you may Submit a Maintenance Request Form. Emergencies should be called into our office. Any major disturbance or incident necessitating the police or fire department should first be called into the 911 emergency network and then to our office number. Although maintenance of your home is your responsibility, Realty Performance Group also offers direct maintenance service to individual homeowners if you need it (at an hourly charge to the homeowner).

Insurance: The Association's insurance policy only covers property owed by the Association and liability coverage for the Association. It does not cover your home, your personal property, or provide any liability coverage for individual homeowners. Therefore, you must obtain your own insurance coverage.

Rubbish Removal: Rubbish removal service, including recyclables, is provided by Suburban Disposal Corporation. The pick-up day for English Station is Friday, except during weeks in which there is a national holiday, in which case pick-up day is shifted to Saturday. Your rubbish must be in appropriate containers. Suburban Disposal provides recyclables bins if needed. Trash and recyclables must be placed near the end of your driveway, not earlier than 8:30 PM the night before pick-up and not later than 7:00 AM on pick up day in order to guarantee pick up. All trash containers and blue boxes must be returned to your garage no later than 7:00 PM on the pick-up day. We suggest that you put your name or unit number on all containers. If you have a question regarding items that can be included, if you need recyclables bins, or if you have bulk items that you would like to dispose of, please call Suburban Disposal directly at 352-3900. If you have a complaint regarding the refuse removal service, please contact our office during regular business hours.

Landscaping:  Lawns are mowed and trimmed on a weekly basis during the growing season. Mowing day is Wednesday, weather permitting. In addition, there is a four application lawn fertilization program (including appropriate weed and insect control).  Watering, is not a budgeted item.  Therefore, your assistance watering during hot, dry periods would be greatly appreciated.  It is extremely helpful to water in any granular lawn fertilizers, but please do not do so until at least twenty-four hours after the application.  The best time to water is during the early morning or evening hours.  Other landscaping services are provided to the common care planting area of English Station, defined as the common areas in and around the front retention ponds as well as the areas within ten feet of the sidewalks along English Station Road, within ten feet of the concrete street gutters along Margate Drive, in the landscaped circle areas in the centers of the various cul-de-sacs on the Property, on the berms along English Road, the berm along the south property lines of the Property.  Services include spring clean up annually, shrub and tree bed edging and mulching every two years, and a four treatment program for shrubs and trees (including disease and insect control on an as needed basis).  The schedule for the lawn and shrub/tree treatments vary from the season to season, depending on the weather and the condition of the lawn and plants.   

Alterations or Additions: No alteration or addition may be made to the common areas or the exterior of the buildings or grounds without the prior written consent of the English Station Homeowners Association Board of Directors or its duly appointed Architectural/Landscape Committee. You may submit an Architecture/Landscaping Change Request form, a blank copy of which is in your English Station Homeowners Handbook, or blank form may be obtained by contacting our office at 225-7440.
